What happens if a tenant doesnt pay rent in ontario

Home / FAQs / What happens if a tenant doesnt pay rent in ontario

If a tenant doesn’t pay rent in Ontario, the landlord’s first step is to serve an N4 Notice to End a Tenancy Early for Non-Payment of Rent. The tenant then has 14 days (7 days for daily/weekly tenancies) to pay the full amount owed.

If the tenant does not pay, the landlord can file an L1 application with the LTB. The LTB will schedule a hearing and, if the landlord is successful, issue an eviction order. The entire process typically takes 2 to 4 months. A Landlord Tenant Paralegal can prepare and file your N4 and L1 application correctly to avoid delays.
