What Is an N5 Notice in Ontario?
An N5 is a Notice to End a Tenancy for Interfering with Others, Damage, or Overcrowding. A landlord can serve an N5 if a tenant has wilfully damaged the property, disturbed other tenants or the landlord, overcrowded the unit, or allowed others to do these things. If it is the first N5, the tenant has 7 days to stop the behaviour or fix the damage if they do, the notice becomes void. If it is a second N5 within 6 months, the landlord can go directly to the LTB.
